1. Business and website purpose
This website is operated by LENA'S TREASURES LLC ("we," "us," or "our"). It provides information about our land contract acquisition and assignment activities and a way to submit inquiries. We may put land under contract and offer to assign our contractual interests to another buyer, where the contract and applicable law permit.
We are not a licensed real estate brokerage and do not act as your real estate agent. We do not provide listing services, legal advice, tax advice or investment advice through this website. Nationwide reach does not mean that we operate in every state or that every parcel is eligible.
2. No transaction created by an inquiry
Submitting a form does not create a purchase contract, assignment agreement, agency relationship, obligation to sell or buy, or commitment by us to acquire your property. Any transaction requires separate written agreements and satisfaction of their conditions. Terms in an executed transaction agreement govern that transaction.
We may have a contractual interest rather than ownership of the land. An assignment may involve a fee paid to us. The nature of our interest, any assignment rights and relevant transaction terms will be addressed in the applicable written agreements and required disclosures.
3. Your responsibility and due diligence
Provide information you believe is accurate and only submit information you are authorized to share. Do not submit sensitive identification or financial information in the general inquiry form. Buyers are responsible for independently investigating title, access, zoning, utilities, environmental conditions, development restrictions, costs and suitability, and for obtaining their own professional advice. Website content is not a warranty of buildability, value, returns or a guaranteed closing.
Illustrative landscape images are not representations of available inventory, parcel boundaries or specific properties. We do not guarantee that an opportunity will become available or match your criteria.
4. Optional SMS program
Program sender: LENA'S TREASURES LLC. If you affirmatively opt in, marketing messages may include land contract opportunities and related promotional updates. If you separately opt in to non-marketing messages, these may include responses about your land inquiry, appointment confirmations and reminders, and updates on an existing land contract transaction.
You may select either category, both categories or neither. Consent is not a condition of purchasing, selling or submitting an inquiry. Providing your phone number alone does not authorize SMS. Messages may be sent through an automated messaging platform, consistent with the consent you provide and applicable requirements.
Age requirement (18+)
You must be at least 18 years old to use this website, submit an inquiry, or enroll in the LENA'S TREASURES LLC SMS messaging program. Our SMS program is available only to individuals who are 18 years of age or older. By submitting an inquiry or enrolling in our SMS program, you confirm that you meet this age requirement.
5. Opt-out, rejoining and support
You can cancel the SMS service at any time. Reply STOP to a message from our SMS program. Our main business contact number is +1 (239) 488-5533; the program sender number may differ. After you send STOP, we will send a confirmation that you have been unsubscribed. After this, you will no longer receive SMS messages from our program. If you want to join again, sign up through the website as you did the first time and provide a new valid opt-in. Rejoining is subject to applicable messaging and suppression requirements.

6. Message frequency, costs and delivery
Message frequency may vary based on your inquiries, transaction activity and relevant opportunities. Message and data rates may apply for messages sent to you from us and to us from you. If you have questions about your text or data plan, contact your wireless provider.
Carriers are not liable for delayed or undelivered messages. Delivery depends on carrier networks, device settings and other factors. We do not guarantee delivery. A2P brand or campaign registration is a carrier process and does not certify the legality or suitability of a property transaction.
7. Privacy
For how we handle personal information and SMS consent, read our Privacy Policy. Mobile information and SMS consent are not shared with third parties for their marketing. Your opt-in to our program does not authorize another business to text you.
8. Appropriate website use
Do not use the website to submit false inquiries, impersonate another person, send harmful content, interfere with its operation or access systems without authorization. We may restrict access when reasonably necessary to prevent misuse or comply with law.
9. Website availability and updates
We aim to provide accurate information but may update or remove content. The website and general information are provided as available, without a guarantee of uninterrupted operation or error-free content, to the extent permitted by law. Nothing in these terms excludes rights or liabilities that cannot lawfully be excluded.
We may update these terms by publishing a revised version and effective date. Changes that require renewed consent will be handled through an appropriate consent process. These terms do not amend an existing signed property agreement.
